Who are we?

At Henderson Group, we’re a family-owned business with a specialist property team focused on the acquisition and development of retail outlets. Bringing together expertise in design, project management, quantity surveying, architecture and engineering, we work collaboratively to create high-quality property development schemes. Our culture is shaped by four core values: Ambition, Customer First, Teamwork and Integrity.

A look into the role…

We’re looking for a Project Team Leader to lead the successful delivery of retail construction, refurbishment, extension and capital investment projects across the estate, ensuring all projects are completed safely, on time, within budget and to the highest quality standards in line with company objectives and KPI’s.

Combining hands-on construction expertise with clear leadership and commercial judgement, you’ll coordinate people, programmes and resources, resolve complex delivery challenges and minimise disruption to trading stores. Working closely with Property, Retail, Commercial, Design, Facilities and Energy colleagues, as well as contractors and consultants, you’ll help deliver lasting value across our estate and support new development opportunities.

Working as Project Team Leader you will:

  • Lead, coach and develop Project Managers, setting clear priorities and allocating workloads to deliver the approved capital programme.
  • Oversee Retail Services planning and resourcing, coordinating phased works to minimise disruption to colleagues, customers and store operations.
  • Translate investment plans into coordinated delivery programmes, managing dependencies across design, planning, procurement, statutory approvals and utilities.
  • Monitor project progress, quality, budgets and risks, taking timely action to resolve issues and recover delivery where required.
  • Work with the Commercial Manager and Quantity Surveyors to maintain cost control, manage change and identify value engineering opportunities without compromising safety or quality.
  • Ensure projects meet CDM requirements and statutory obligations, supported by robust governance, records and decision-making.
  • Build effective relationships with internal stakeholders, contractors, consultants and suppliers, providing clear updates and resolving escalated delivery challenges.
  • Partner with Acquisitions and other stakeholders to assess and support development opportunities across the wider retail portfolio.
  • Ensure effective project handover, including snagging, defect resolution, warranties, statutory documentation and complete information for Facilities, Energy and Portfolio colleagues.
  • Capture lessons learned and drive continuous improvement across the development programme.

Joining us as Project Team Leader, you’ll bring the following essential criteria:

  • Third Level Qualification in a Construction-related discipline.
  • Experience delivering construction, refurbishment or capital investment projects, with responsibility for programme, cost, quality and safety.
  • Experience leading and developing a team and coordinating resources across complex multiple projects.
  • Practical knowledge of construction delivery, project governance, risk management and change control.
  • Understanding of CDM requirements and statutory obligations relevant to construction projects.
  • Experience of Project Management Software.
  • Experience working collaboratively with contractors, consultants and internal stakeholders to resolve delivery challenges.
  • Strong commercial awareness, including budget monitoring and the impact of project decisions on operational performance.
  • Full valid driving licence and willingness to travel to sites across NI.
  • Applicants must have existing legal right to work in the UK at the time of application. Unfortunately, we are unable to provide visa sponsorship for this position.

The attributes you’ll need include:

  • An engaging leadership style, with the ability to coach colleagues and create clear accountability.
  • Strong planning and prioritisation skills, with the flexibility to respond to changing demands.
  • Clear communication and influencing skills, helping people work together and make timely decisions.
  • A practical, solutions-focused approach to complex problems and competing priorities.
  • A customer-first mindset, with close attention to safety, quality and operational disruption.
  • The drive to challenge established approaches, share learning and improve delivery.

It would be advantageous if you also have:

  • Experience working in the Retail Sector.

Are we right for you?

As part of this role, it will be important that you feel aligned with the values that we live and work by:

  • Ambition – We always strive to be better. We seek new challenges and look for ways to do things better.
  • Customer First – We provide exceptional service. We put customers at the heart of everything and support our communities.
  • Teamwork – We succeed together. We help colleagues to succeed, and we share our knowledge and skills.
  • Integrity – We are fair, honest and ethical. We treat everyone with dignity and respect. We are inclusive and champion diversity.

The Reward

This is an opportunity to make a visible impact across our retail estate, lead and develop a specialist team, and deliver projects that improve the experience of our customers and colleagues.

Benefits include attractive salary, company car or allowance, bonus, contributory pension scheme, private medical insurance, life assurance, employee assistance programme, social club, offers/discount scheme throughout UK/Ireland, staff discount (grocery/fuel) at SPAR/EUROSPAR Henderson Group company-owned stores and many more.
